Here is a simplified breakdown of how to get your real estate license in CA and CA real estate license requirements.
First you need to meet the basic CA real estate license requirements:
- You must be 18 years of age or older
- Proof of Legal Presence in the United States (social security card required during the process)
- Honesty when you apply for your license. Failure to disclose any criminal violation or disciplinary action in an applicant’s entire history may result in the denial of a license. See Eligibility Requirements.
If you meet these CA real estate license requirements then next you will need to order and successfully complete three college-level courses in as little as 2 months to qualify for a California real estate salesperson examination:
- Real Estate Principles
- Real Estate Practice
- One Elective course (Legal Aspects is recommended)

Once you successfully complete the three college-level courses, you qualify to take the California state exam. For those applicants who want to file their examination and license application at the same time (recommended), you will need to complete the combined form RE 435.

The cost of the California real estate state exam is $60 and the salesperson license fee is $245 for a total of $305 due upon application.
Applicants will also need to submit one set of classifiable fingerprints, acceptable to the State Department of Justice (DOJ). An applicant may be fingerprinted after applying for examination or after passing the examination. Social security numbers are required on examination applications to ensure fingerprint reports are received by the CalBRE.
Fingerprints must be submitted electronically through the DOJ’s Live Scan Program which takes and transmits fingerprints to the DOJ and the Federal Bureau of Investigation (FBI) using the Live Scan Service Request (RE 237) form. There is a $49 fingerprint processing fee and also a live scan service fee which should be paid directly to the live scan provider (not to the CalBRE). Once you have met the CA real estate license requirements, and the state has processed and approved your application, your California sales person license will be issued. This is when your rewarding real estate career begins!
